Our focus is on building an honest and open relationship with our homeowners. As NAEA qualified agents we provide truthful valuations, letting you know the price you will actually be able to sell your home for – no inflated pricing to win instruction here. These valuations are based on intensive research of current market conditions, and current sale prices for comparable properties in comparable locations, as well as our own expertise.



Having provided the valuation we’ll then discuss our marketing strategy with you, making sure you’re clear on how your home will be marketed and that you approve the marketing material – we want you to feel confident and are happy to include you in as much or as little of the process as you would like.



Our office works closely with professional property photographers and we aim to have a 24 – 48 hour turnaround on floorplans and photographs of your home once we have been instructed (obviously, working around you for a suitable date to come and photograph!). Once the marketing material is complete your property will be live across digital platforms without delay. In most circumstances this means that your property will on property portals within three business days, or less, from instruction. Our office markets properties with the major property platforms; Rightmove, Zoopla and On the Market, as well as reaching out to our own database of interested applicants.

Once your home is live Emma’s will keep in close contact with you. We’ll be in contact with the viewing feedback after each individual viewing (unless you ask us not to be!) and will also provide you with weekly updates on the progress of your sale, no matter what.

Chains of transaction are frequently the bugbear of residential sales. To try to avoid any nasty surprises down the line we take it upon ourselves to do thorough research on any chains and we will concentrate on tightly managing any chains involved in your sale.

Emma’s does not upsell additional services. We’re happy to make introductions where additional services are required but we have no standing arrangements.

In the event that introductory fees are to be paid to Emma’s by any party these will be declared at the introduction.

Our sales fees:
Sole agency – 1.20% inc. VAT (1.00% + VAT)
Multi agency – 2.10% inc. VAT (1.75% + VAT)

These fees are more particularly defined in our Standard Terms of Engagement. All instructions are subject to receiving signed instructions from the client based on our Standard Terms and any variation that has been agreed between us.
