Our Approach

At Emma’s our priority is building lasting relationships based on trust, honesty, and integrity. We are enormously proud that many of our clients have been with us now for over two decades! As a result of these long-standing relationships, our office has lettings properties across London – from Hampstead to Hackney, Woolwich to Wimbledon. Our areas of particular expertise are: Streatham, Balham, Clapham, Brixton, and Dulwich. With Emma’s you can be confident that our approach, honed over many years of experience, will be tailored to your needs. Our highly qualified team is excellently positioned to be able to help you. All team members are either ARLA qualified or are working towards their ARLA qualification.

We provide truthful appraisals of your property. We let you know the price you’re likely to actually be able to achieve in the current rental market. We don’t inflate prices to win instruction here. These appraisals are based on intensive research of current market conditions, current rental prices for comparable properties in similar locations, and our own expertise.

How We Market Your Property

On instruction our office aims to have a 24 – 48-hour turnaround on floor plans and
photographs of your home, working around you for a suitable date to visit.

Marketing Materials

Once the marketing material is approved by you, your property will be live across digital platforms without delay. In most circumstances, this means that your property will be on property portals within three business days, or less, from instruction.

Property Lettings Platforms

Our office markets properties with the major property platforms: Rightmove, Zoopla and OnTheMarket. Where applicable, we also reach out to our own database of interested applicants.

Property Viewings

Our office will have a representative on site for all viewings of your property. All offers will be passed to you immediately on receipt and we’re happy to provide our professional opinion on these in order to help you secure the best tenants. On average our office has properties marketed, let and tenanted in under a month from instruction.

The Application Process

Once we’ve secured an applicant for you, we then begin the application process. Your prospective tenants will be thoroughly and comprehensively referenced. References consider credit history, employment and landlord references, along with other relevant supporting documentation, to establish suitability. By the end of this process, we want both you and our office to feel confident that they will be the right fit for your property.

We offer two different types of lettings services to clients – Management and Let Only – both of which are outlined below.

Management

Our management service is very comprehensive, and we can adjust our method of working to ensure you are receiving the right amount of communication – whatever that looks like for you.

Our management fee is 17.40% inc. VAT (14.50 + VAT), which is taken as a monthly deduction by our office, prior to paying you your rent. Below is an example of some of the major elements included as part of this fee:

  • Check that your property meets current legislative requirements
  • Gather professional marketing material
  • Market your property across property platforms
  • Secure and reference your new tenant
  • Provide ARLA approved Assured Shorthold Tenancy paperwork
  • Arrange for a professional inventory to be completed
  • Conduct a professional check in
  • Place the security deposit for the flat in our scheme with The Deposit Protection Service
  • Collect and monitor the rent on your behalf
  • Pay rents to you promptly and provide you with statements
  • Handle all maintenance in the flat (we are happy to use either your own preferred contractors or draw from our own extensive pool of trusted tradespeople)
  • Conduct bi-annual management inspections to monitor the condition of the property, ensuring tenants are adhering to the terms of their agreement
  • Negotiate renewals, ensuring the best rents are achieved
  • Continue to ensure your property meets all ongoing legislative requirements (such as annual gas safety inspections etc.)
  • Conduct professional check outs of all tenancies and handle any deposit disputes that might arise from this

This is by no means a complete list of the services our office provides. However, it is a starting point for our conversation with you as to how you would like your property managed.

Let Only

Our Let Only fee is 10.50% inc. VAT (8.75 + VAT), which is taken as a one-off payment, based on your annual rent. This is calculated and deducted before we pay your first month’s rent. Below is an example of some of the major elements included as part of this fee:

  • Check that your property meets current legislative requirements
  • Gather professional marketing material
  • Market your property across property platforms
  • Secure and reference your new tenant
  • Provide ARLA approved Assured Shorthold Tenancy paperwork
  • Arrange for a professional inventory to be completed (with your permission)
  • Conduct a professional check in
  • Place the security deposit for the flat in our scheme with The Deposit Protection Service (unless you have your own scheme)

Once your tenants move in, we will put you in touch with them and you can then take over managing your flat. Our office will, without charge, remain in contact with you throughout the tenancy – ensuring that you receive reminders about relevant dates, such as certificates renewals.

A list of additional services that we’re able to offer, along with any fees that we charge for them is also provided to you as part of our terms and conditions. Our office is happy to run through all of these with you.
