Over 20 years’ experience

Emma’s has over 20 years’ experience in residential lettings across the whole of London, with a portfolio that spans from Hampstead to Hackney, Twickenham to Sutton (though the body of our portfolio is right here in Streatham and the surrounding areas). We’re confident that our approach to lettings, honed over our many years in lettings and management will find you the right tenant.

Landlords

Our focus is on building an honest and open relationship with our landlords. We provide truthful valuations of your property, letting you know the price you’re likely to actually be able to achieve in the current rental market – no inflated pricing to win instruction here. These valuations are based on intensive research of current market conditions, and current rental prices for comparable properties in comparable locations, as well as our own expertise.

Once the marketing material is complete your property will be live across digital platforms without delay. In most circumstances this means that your property will on property portals within three business days, or less, from instruction. Our office markets properties with the major property platforms; Rightmove, Zoopla and On the Market, as well as reaching out to our own database of interested applicants.

Unless you’ve opted to conduct viewings yourself our office will ensure we have a representative on site for all appointments at your property. We’ll ensure all offers are passed to you immediately on receipt and are happy to provide our professional opinion on offers. Once we’ve secured an applicant we’ll then begin the application process. We use a dual process of external referencing through Vouch and an internal interview where a member of our team will sit down for a chat with your new tenants and get to know them, making sure all relevant questions are asked and that we feel confident that they will be the right fit for your property.

On average our office has properties marketed, let and tenanted in under a month from instruction.

Let Only

Our office is happy to provide let-only services, and this includes the following:

  • We’ll check that your property meets current legislative requirements
  • We’ll market your property
  • We’ll secure and reference your new tenant
  • We’ll provide ARLA approved Assured Shorthold Tenancy paperwork
  • We’ll conduct a professional check in and provide a professional inventory
  • We’re able to lodge the security deposit for the property under our scheme on request.

The tenancy is then yours to manage for its duration – though we’ll contact you to let you know about legislative changes that might affect you and remind you about tenancy renewals!

Our let only fee is 8.10% (inc. VAT) of the annual rent (6.75% + VAT) and we’re happy to discuss our fees with clients.

*some of our clients have found it helpful to have us attend at various stages whilst refurbishment/redecoration works etc. are carried out in order to check on the progress and let them know about any snagging/issues.

Any work not outlined in the above fee table, that is not included in the let-only package, may still be chargeable at Emma’s discretion if requested.

Management

The majority of our portfolio is managed and we have significant experience successfully managing properties for clients, indeed many of our clients have been with us now for over two decades!

We take a flexible, though hands-on, approach to management and would be happy to discuss with you your particular needs and preferences so that we can tailor our service exactly to your requirements.

A brief outline of our standard management:

  • We’ll check that your property meets current legislative requirements
  • We’ll market your property
  • We’ll secure and reference your new tenant
  • We’ll provide ARLA approved Assured Shorthold Tenancy paperwork
  • We’ll conduct a professional check in and provide a professional inventory
  • The security deposit for the flat will be lodged in our scheme with The Deposit Protection Service
  • We’ll collect and monitor the rent on your behalf, with statements and payment to you made on an agreed schedule
  • We’ll handle all maintenance in the flat and are happy to either use your own preferred contractors or draw from our own extensive pool of trusted tradespeople
  • We’ll conduct bi-annual management inspections in order to monitor the condition of the property and ensure tenants are adhering to the terms of their agreement
  • We’ll negotiate renewals, ensuring the best rents are achieved
  • We’ll continue to ensure your property meets all ongoing legislative requirements (such as annual gas safety inspections etc.)
  • We’ll conduct professional check outs of all tenancies and handle any deposit disputes that might arise from this

This is by no means a complete list of the services our office provides but is a starting point for our conversation with you as to how you would like your property managed.

Our management fee is 12.00% inc. VAT (10.00 + VAT) and we’re happy to discuss our fee structure with clients.
